Why Do I Need a Buyer’s Agent to Purchase a Home?

Buying a home in FloridaWhen buying a home, chosing to work with a qualified real estate professional helps ensure you get all the information needed to make an educated decision about the purchase of what is likely to be one of your most valuable assets.  If you cannot answer “YES” to the following questions, you need a professional REALTOR in your corner!

Top 10 Questions a Buyer Needs to Ask Before Going It Alone When Purchasing a Home

1) Do I have the time to not only research the local housing market but also to understand all the types of properties available that may fit my needs?

2) Do I have access to the most up-to-date and comprehensive information on all properties for sale?

3) Do I understand how to accurately interpret market data? (For example, how to compile and evaluate actual sales data and absorption rates?)

4) Do I know how to interpret this data in a way that will help me structure an attractive offer that has a reasonable chance of closing?

5) Do I understand real esatate representation? The difference between being a client or a customer? What rights and duties come with representation, and who is loyal to the seller versus the buyer? When am I represented and when am I not represented? Have I researched the value of formalizing a relationship with a buyer’s agent?

6) Am I familiar with the common residential real estate contract and how to interpret various clauses to best protect myself from making common buyer mistakes?

7) Do I have the expertise to negotiate on my own behalf when, for the most part, the seller’s side has a real estate professional assisting the seller with negotiations?

8) Do I have the ability to find a qualified home inspector?  What about other qualified professionals needed in the real estate transaction?

9) Do I have time to research current home loan programs and determine which one is best for me?

10) Do I know the zoning regulations and building codes pertaining to residential real estate in the area I am interested in moving to?  Do I understand how this may impact my plans to use or modify the property I want to purchase?

These issues and so many more will come up during the buying process.  Having a REALTOR who has earned the ABR (Accredited Buyers Representative) designation will be a great asset to you in today’s confusing and often challenging real estate marketplace.

My Top Pick for Best Sunsets

Relocating with Pets…YES, it CAN be done!

Kim Noble and her scarlet macaw, Remington

A day without Remington is like a day without sunshine!

Prior to becoming a REALTOR in Florida, I volunteered as Director of Northcoast Bird Adoption and Rehabilitation Center, NBARC, a non-profit 501 (c) (3) parrot rescue organization in Cleveland, Ohio.  So, like most people in rescue, I have acquired a lot of pets.

When I decided to move to Florida, it was never even a consideration to give my pets away “because I was moving” or it was just plain inconvenient.”  My pets are my family and I would never leave family behind.  However, moving is one of the main reasons people take pets to shelters or dump them on the side of the road.

Relocating 1500 miles away required a lot of planning and preparation to move 14 animals (10 large parrots, 2 Dobermans and 2 cats) across the country, but I achieved it and I am so glad I did!

First, you must decide if you want to hire a pet moving service that takes care of shipping and transporting of your pets or if you are going to handle their relocation yourself.  I chose to handle it myself because I am most comfortable when they are in my care.  This way I can attend to their needs myself (who knows them better than Mom, right?) and pull over to check on them whenever I feel the need to do so.

The move from Northeast Ohio to Southwest Florida took two days and two SUV’s to move the pets, along with their carriers, beds, food and water along with stands for the parrots to perch on while in the hotel room where we slept over night.  (No, the hotel wasn’t a pet friendly hotel, but when you get in late and leave early, it’s easy to hide a zoo if you have a plan! But that’s another story!)

It was a bit stressful-mostly for me and a bit for the cats-but all in all, they made the trip with no problem and no worse for wear.  During the trip, my scarlet macaw, Remington, who was in her carrier behind me, said throughout the trip, “I love you! I love! C’mere!” I knew she was happy no matter where she was as long as she was with me.  After living in Florida for 6 years, I can say it was well worth the work because I can’t imagine a day without my whole family.  And all are thriving in the sunshine state!

If you need advice on relocating with pets, please contact me and I’ll be happy to help!  Make the effort, they will be forever grateful.  You never have to leave your pets behind…they would never do it to you.  P.S. Make sure you pack an emergency Pet First Aid Kit!

For The Love Of Dobermans

DobermanFor the past 13 years, I have been blessed with the opportunity to serve and be served by Doberman Pinschers.  My first two, Tasha and Zoey, were adopted from a rescue organization when I lived in Ohio. Tasha lived to be 15 and Zoey lived to be 12. They died within 3 months of each other, both from cancer in 2010.  I was devastated to lose both my babies so close together.

Between the two of them, I became very familiar with most of the diseases and disorders  from which many Dobermans suffer; Von Willebrand Disease (wVD), a bleeding disorder, Wobblers Syndrome, a type of spinal cord compression, Dilated Cardiomyopathy (DCM), a thinning of one of the heart muscles, and cancer. All of these diseases are hereditary and most are preventable through responsible breeding.  However, when you adopt, you get what you get and I am so thankful to have had my girls for as long as I did.

After weeks of sobbing following Tasha’s death, I decided to put a deposit down on an adult trained dog I had found online through extensive research.  Her name is Karma and she is a European Doberman.  Although I looked at the ones in rescue, none of them seemed to be just the right fit.  Another important aspect of a new dog was health.  Several of the diseases can be tested for prior to the breeding of the parents.  And of course, since Dobermans are like potato chips-you can’t stop at just one, I also brought home a beautiful puppy, Luna.

Karma and Luna share the same father but have different mothers and are 9 months apart in age, Karma being older.  Luna’s personality is very much like her mother’s and Karma’s is very much like hers.  Genetics are fascinating.  I was able to make the trip to Utah to see the facility and meet Steve, the owner of Family Dobes and do some training with Karma.

During the tracking session, Steve mentioned that Karma rarely missed “brain” or “bone.” Puzzled, I asked, “What do you mean? Are there body parts in those containers?” He answered, “Yes, 5 gram samples.  If she can find these, she can located an entire body with ease.”  Oh My Gosh! I never knew what was meant when he told me she did  HRD…Human Remains Detection.  I thought, “I didn’t sign up for THIS!”  Karma also does protection work, obedience, search and rescue, tracks 3 different ways and is especially skilled at cat-chasing.

These girls are the light of my life and fill my home with joy and make me laugh at their antics and provide a great feeling of security. They are sweet, energetic, cuddly, lovable, protective and so much fun to have around.  I can’t imagine life without a Doberman…or two….or three.

***I’d like to mention that both are DNA tested for cardiomyopathy (DCM) and are negative (it’s believed that 58% of Dobermans are affected), both sets of parents have their hips OFA Certified and eyes are certified, both are vWD negative, parents are titled and temperament tested and certified. If you are purchasing a puppy, you should expect nothing less.  And always remember, there are great purbred dogs in rescueswho need homes.  Check there first, but if you purchase, please buy from a reputable breeder and visit if at all possible to see first hand the living conditions of the parents.
